Wall types we work with in London

Getting the fixing right depends entirely on the wall type. London's housing stock is unusually varied - a street of Victorian terraces in Islington may look identical but contain different wall constructions depending on era of renovation. Our handymen assess the wall before selecting a fixing, not after drilling.

Lath and plaster

Lath and plaster is the wall type in the majority of unrenovated Victorian and Edwardian London properties - typically any house or flat built before 1930 that has not had walls replastered with modern board. The construction is horizontal timber strips nailed across timber studs at roughly 6mm gaps, with three coats of lime plaster applied over them.

Drilling lath and plaster incorrectly is the most common cause of cracked plaster during picture hanging. The mistake is drilling too fast. At high speed, the drill bit vibrates through the soft lime plaster and loosens the key — the plaster that has set through the lath gaps and bonds the surface to the substrate. The correct approach is a masonry bit at no more than 500 RPM with light pressure. Standard plastic wall plugs sold for plasterboard do not work in lath and plaster. The correct fixing depends on weight: for items under 5kg, a picture hook driven through the plaster into the lath; for 5 to 15kg, a 65 to 75mm screw located into the timber stud behind the lath.

Plasterboard stud walls

Modern plasterboard walls - common in post-1970 builds, new-build flats and renovated older properties - are 12.5mm thick board fixed to timber studs typically at 400mm or 600mm centres. Our handymen use a stud finder to locate the studs and fix directly into them for anything over 5kg. For items over 15kg we always fix into the stud - a 50mm screw into timber behind 12.5mm board provides far greater holding power than any cavity anchor. We do not use undersized fixings. A 20kg mirror on a single cavity anchor is a failure waiting to happen.

Solid brick and masonry

Solid brick walls are standard in Victorian and Edwardian terraced houses and the older council estates across inner London. London stock brick is softer than modern engineering brick and can be drilled at medium speed with a standard masonry bit. We drill into the brick face rather than the mortar joint for anything over 10kg, as mortar joints in older properties are often lime-based and softer than the brick. For two-point hanging on solid walls, we use a spirit level to mark both fixing positions before drilling and cross-check the level after hanging.

Concrete

Concrete walls are common in two distinct London building types: the post-war and 1960s to 1970s social housing in Tower Hamlets, Lambeth, Hackney and Southwark; and the Canary Wharf and Docklands new-build market where concrete crosswalls and post-tensioned slabs are standard construction. Standard drills cannot penetrate concrete effectively. We carry an SDS+ rotary hammer drill for concrete applications and use Fischer Hammerfix anchors or expanding bolt fixings rated to the load.

Tiled walls

Hanging on tiled walls requires diamond-tipped tile bits and low speed to avoid cracking the glaze, particularly on older or handmade tiles where the surface layer is thin. We mark carefully with masking tape over the drill point to prevent the bit skating across the glaze, and reduce speed to the minimum that maintains cut. On tiled chimney breasts and bathroom walls, drilling into grout joints rather than tile faces is preferred wherever the position allows.

Weight guide and fixing selection

Choosing the right fixing is not guesswork. Weight determines the fixing type, the wall determines the product, and the combination determines whether the item stays on the wall for ten years or comes off in two weeks.

  • Under 5kg - picture hook or single masonry pin adequate on most wall types
  • 5 to 15kg - rated plasterboard anchor or stud fixing required; two-point hanging strongly recommended
  • 15 to 30kg - structural masonry or stud fixing essential; wall type assessed before any drilling
  • Over 30kg - specialist fittings and two-point structural fixing; all large gilt mirrors and architectural pieces fall into this category

Gallery wall arrangements in London

A gallery wall done well looks effortless. A gallery wall done badly looks like the frames were hung individually on separate occasions by different people - which, in many London flats, is exactly what happened.

The Silver Saints method is to agree the arrangement on the day, then make a paper template of every frame before drilling a single hole. Each frame is traced onto brown paper and cut out. The templates are pinned to the wall with masking tape, moved around until the spacing and composition is right, and only then marked and drilled. Hanging proceeds from the centre outwards. A spirit level is checked at every stage. For walls of 15 or more pieces we use a laser level. A standard gallery wall of 10 to 15 pieces typically takes 60 to 90 minutes.

Victorian and Edwardian London properties

The majority of London's inner-city housing stock - the terraces of Islington, Camden, Hackney, Wandsworth, Kensington and the converted houses of Southwark, Lewisham and Greenwich - is Victorian or Edwardian. Lath and plaster walls throughout. Picture rails at ceiling height, usually between 2.1m and 2.3m from the floor, original in most unrenovated properties. Deep plaster cornicing at ceiling level, which is fragile and should never be drilled. Solid brick chimney breasts in most main rooms, which are frequently the preferred location for over-mantel mirrors and large artworks.

Where original picture rails are present and in sound condition, Silver Saints can hang items from them using appropriate steel or brass picture rail hooks and steel wire or picture cord, avoiding all drilling into the wall below. A single picture rail can support up to 15 to 20kg per metre of run, distributed across multiple hooks.

Mansion blocks and pre-war flats

Mansion blocks in SW1, SW3, W1, NW1 and NW3 - the late Victorian and Edwardian apartment buildings of Mayfair, Chelsea, Marylebone, St John's Wood and Belsize Park - frequently use concrete crosswalls with a plaster skim finish. The wall looks and sounds like a plastered brick wall, but the drill hits concrete after 3 to 4mm of plaster. The correct response is to switch to SDS hammer mode. Our handymen carry both standard and SDS drills to every job.
